Townhouse Development

# Rosedale Grove Ivanhoe

A sloping Ivanhoe site with a 1.5-metre level difference between dwellings. Rather than fight the terrain, Morris made it a design feature — delivering modern, sustainable townhouses that feel embedded in the landscape.

Location Ivanhoe, VIC

Budget $1,200,000

Timeline 10 months

Type Townhouse development

The Project

## Turning a site challenge into an architectural statement

Sites with significant grade changes present a choice: engineer around the slope, or engineer with it. Rosedale Grove took the second path. A 1.5-metre level difference between townhouses, rather than being treated as a problem to overcome, became the defining characteristic of the development — creating visual separation, privacy, and a layered relationship between each dwelling and the street.

The project was designed with sustainability as a primary brief, not an afterthought. Energy efficiency, natural light optimisation, and eco-conscious material selections were baked into the design from the beginning. The result is a development that uses less energy, admits more daylight, and genuinely responds to its environment rather than imposing on it.

Early buyers were given the opportunity to select their own fixtures and finishes before construction. That level of personalisation creates homes rather than units — people make different choices, resulting in neighbouring dwellings that feel distinct and individual.

Completed in 10 months against a $1.2 million budget, Rosedale Grove set a new benchmark for what thoughtfully designed townhouses in Melbourne's inner north can achieve.

### What made it work

- 1.5m level difference resolved through structural engineering
- Sustainable design — natural light, energy efficiency
- Eco-conscious materials and construction methods
- Buyer-selected fixtures and finishes off the plan
- Maximised privacy between dwellings
- Delivered on time within budget

### Have a challenging site?

Sloping blocks, easements, tight sites — Morris approaches difficult sites as design opportunities, not obstacles. Start with a conversation about what's possible.

The Engineering Challenge

## 1.5 metres of level difference. Solved by making it the point.

Most builders resolve site grade by carving into it or filling over it. Morris's approach at Rosedale Grove was different — design the buildings to step with the land. The level difference creates natural separation between dwellings at the ground plane, providing acoustic and visual privacy while allowing each home to have its own relationship with outdoor space. The engineering challenge became a quality-of-life benefit for residents.
